Income Management is a fundamental part of the business for the social housing sector. Recent policy changes have made managing rent collections a much more challenging task for social housing landlords. Rent reduction and the implementation and rollout of universal credit alongside continuous welfare reforms, have placed acute financial pressures on landlords and their tenants.
This pressure is more apparent over the festive period as December, and the months leading up to Christmas, change people’s budgeting priorities. Christmas is an expensive time of year and many people feel pressured to spend money they simply do not have, often turning to credit cards and payday loans to cover the cost.
Rental arrears commonly peak in the months before and after Christmas as many tenants are tempted to overstretch their budget during the festive period and are left picking up the bill in the New Year.
